congratulations to your son and well done for your plan to permanently relocate to somewhere that will give him a manageable journey, and for moving his siblings so they can benefit from easy access to the school too (if they gain a place also: I’m sure you’ll look into their non selective backup options in case they don’t).

What you need to do is be realistic about yojr son’s chances of a place should you not be able to fulfil the admissions criteria for location. Is his score high enough (the top 180 scores) you would be allocated based on his score alone? because if there aren’t score based place guarantees, you may find he is not given a place in first round as it’s based on your old address.

I’m afraid many people have no intention of living close to Bexley unless they think it will gain them a school space and the numbers of previous parents “just wanting to retain two homes” and then mysteriously going back to their old house after a year renting is large enough that the schools decided the only way to prevent address fraud was to mandate disposal of the old house . this happens in many other areas too, not just here. I agree it’s tricky to sell a house quickly.
